This ivy-clad Edwardian house, directly across the street from the Royal Dublin Showground, is one of the top B&Bs in town. It has superbly appointed rooms, each decorated with restored period furniture. And it's close to a DART station.

Pat Halpin don't kid around with luxury at this superb house smack in the heart of Ballsbridge, Dublin's most upmarket neighbourhood. His aim is to offer a five-star experience at something less than five-star prices, and he does so with room to spare. Not only is everything just as it should be, but the whole feel of the house is that little bit special, from the classic rooms that are the height of comfort to the deluxe suites that really put on the royal treatment. Suites have four-poster beds and a whirlpool spa bath - in a claw-foot, free-standing tub. A nice touch in all the rooms are the aromatherapy toiletries, a far cry from the usual savonettes. And how many other B&Bs have their own bathrobes with the name embroidered into the breast pocket? Breakfast is in a large, glass-encased dining room while the basement has been converted into a spa.
