Though set in a typical late-Georgian terrace, the Southside transcends the traditional guesthouse category and feels more like a modern boutique hotel. Its eight stylish rooms just ooze interior design, standing out from other Newington B&Bs through the clever use of bold colours and modern furniture.

Designed with a light and unfailingly tasteful touch, the bedrooms are individually decorated in bold colours, with wooden floors, Turkish rugs, retro iron bed-frames and spacious bathrooms, and all are equipped with telephones, DVD players and wi-fi internet access. Two of the rooms have four-poster beds - our favourite is the Mackintosh Room, which has decor inspired by the famous art nouveau Scottish architect Charles Rennie Mackintosh, and a deep, comfy settee nestled beneath a tall bay window on the side away from the street. Breakfasts feature Scottish cheeses, oatcakes and fresh fruit as well as the usual sausage, bacon and eggs - there are also vegetarian and vegan alternatives. The owners are a delight - friendly and welcoming - and the location is good too - handy for the university, and a short bus ride from the Royal Mile and Princes St.
